There is a lot of terminology thrown around in our industry. To answer your question, yes, a manufactured home is the same as a mobile home. Its just a more modern term. Also, a manufactured home is basically the same as a prefab home, except the building process is slightly different. Final product not too different at all. Here's the thing about re-sale value. If you place a brand new mfg home in a lease community (i.e. a mobile home park)it will depreciate in value over time. NOT as quickly as a car might depreciate (like so many realtors like to say when disuading folks from buying mfg homes), however, the value will go down. On the other side, if you place a new mfg home on a piece of real property, in other words you own the dirt- then you probably will have an appreciating asset as its the location of the real estate that drives the value, not so much the structure on the land. Of course, nowadays we see a free fall in real estate values across the board. This will change in time. Everyone knows the market has peaks and valleys.
